A new trend is emerging in the real estate market on Vancouver Island and this is especially evident in the Comox Valley. Land costs are on the rise and some builders are taking advantage of by-law zoning that is in place to build a secondary suite within new homes. These homes with secondary suites are popular and sell fairly quickly in the Comox Valley as there is a small inventory to choose from.

New homes with suites are useful to buyers who are looking for a mortgage helper or for an inlaw or secondary suite for family members. Homes with suites are also proving attractive when blended family generations join to purchase a home.

In the Comox Valley, a select number of homes have been built with secondary suites in The Ridge. Some of these have been custom built to allow for a single level suite for a senior or an elderly couple and some have been built on two levels to accommodate a younger generation of the family. If the new homeowner plans to rent out a secondary suite they can expect to generate approximately $1,300 per month in rental income. Vacancy rates are extremely low in the Comox Valley and a secondary suite would rent out very quickly.
